Maharashtra government to assess HRAWI proposal for FSI increase in Mumbai

The Maharashtra government is in the process of assessing a proposal made by the Hotel and Restaurant Association of Western India (HRAWI), with respect to increasing Floor Space Index (FSI) in Mumbai. HRAWI’s proposal requests an FSI of five to accelerate hospitality development in the city.


Speaking to TravelBiz Monitor about the development, S P Jain, President, HRAWI stated, “To find a desirable location in the city at an affordable land price has always been a hurdle for potential hospitality developers. With higher FSI, hoteliers can ensure their properties’ vertical development. This in turn, will help to ease room rates in the city and hotels will be able to offer rooms at much cheaper rates.” Jain added that the state government is likely to take a decision on the same within a month.

As the economic downturn has a strong effect on hospitality development in the city and projects are being shelved, the increase in FSI is expected to aid developers. “Currently, Mumbai faces nearly 50 per cent shortage in rooms and the increase in FSI at this stage will help cater to room requirements post 2010,” opined Jain.

The urban development department, which looks into granting FSI to developers, has reportedly made some exceptions in the recent past. While hotels like Sahara Star, located near the domestic airport, had approached the government for a 100 per cent increase in FSI, market sources state that DB Hospitality (developing a five-star hotel in South Mumbai) has been granted an FSI of four to develop a five-star hotel under the Park Hyatt brand.
